Mathew Piro, President

Mr. Piro embarked on his distinguished career in the realm of Real Estate back in 1986, commencing as a residential appraiser in San Jose. Following his educational pursuit at DeAnza College, where he honed his knowledge in Real Estate Finance and Business Management, Mr. Piro transitioned into the Mortgage Lending sector. His journey began as a Mortgage Broker, eventually ascending to the role of Wholesale Mortgage Lender, contributing his expertise to prestigious institutions such as Great Pacific Bank, Imperial Credit Industries, and First National Mortgage.

Boasting an impressive track record of over $1.3 billion in closed Loan transactions over the course of a 34-year tenure in residential and Commercial Mortgage Lending, Mr. Piro continues to blaze a trail in the industry. His unwavering commitment lies in the development of innovative strategies and exploration of new markets to facilitate large-scale funding for multi-family, commercial Real Estate ventures, construction developments, and startup financing initiatives.

In the year of SVS’ Incorporation in 2014, under Mr. Piro's leadership, SVS achieved a remarkable feat by successfully closing over $67,300,000.00 in commercial, development, and investment real estate financings. SVS, under his guidance, stands poised to capitalize on unique opportunities within the marketplace, specializing in providing highly tailored Commercial and Development financing solutions for diverse Commercial and Investment Real Estate projects.

Noteworthy among Mr. Piro's specialties is his adeptness in offering tailored value add renovation financing solutions for transitional Commercial Real Estate assets for property developers. He has personally assessed and evaluated thousands of project financing requests, adding a layer of expertise and precision to the realm of commercial real estate financing.

Hailing from the picturesque Santa Cruz Mountains, Mr. Piro is a product of his local roots, having attended Los Gatos High School. He currently resides in Los Gatos, where he enjoys the company of his three children, Jack, Sam, and Grace. Beyond his professional pursuits, Mr. Piro indulges in his passions, which include auto racing, participation in Open Track events with the Nor-Cal Shelby Club, and an avid interest in Dirt Bike Riding.

Mr. Feece began his real estate career in 1992 after he attained his B.A. in Business Management from Saint Mary’s College (Moraga, California). Mr. Feece spent his first seven years working for his father, John, at Sierra Management, Inc., in Los Gatos, California, initially on the accounting side until he became Sierra Management’s Director of Operations.

Responsible for the overall operations of the firm’s portfolio, Mr. Feece developed specific initiatives that streamlined operations while keeping the tenants’ best interests in mind. His knowledge of accounting helped him identify where the firm’s resources would best be utilized. This led him to assume the role of Vice President of Property Management for Interstate Equities Corporation in July of 2000, where he honed his skills, improving their assets and learning how to prepare them to be returned to market in 2-3 years with higher rental rates and consequently higher rates of return. Mr. Feece then returned to Sierra Management as its President in August of 2002.

He applied what he learned about portfolio management and developed the fee management side of the business. In October 2004 as his interests turned toward syndication, he and his father joined forces again to establish Feece Real Estate Group, both as a brokerage and value-added investment company. Mr. Feece has been providing Commercial Real Estate Financing expertise since 2012.

We are a seasoned Team of Commercial Mortgage Advisors, working with the Nation’s leading Bridge Loan Debt and Equity Funds who provide experienced Commercial Real Estate Sponsors and Operators short and medium term Bridge Loan and Term Loan capital for commercial property acquisitions and value add repositions and renovation funds for existing assets. Loans up to 75% LTV/LTC for core and value-add assets with the ability to provide for existing low to no DSCR during vacancy and lease-up.
